Issue Construction Certificates

After development consent (DA) has been given by Council, a Construction Certificate must be obtained before any building work can start. The Construction Certificate approval will enable the start of construction works, include the critical inspections of each stage of the construction & we will issue an Occupation Certificate once construction works have been completed.

 

Issue Complying Development Certificates

A Complying Development Certificate enables you to get approval without the need to obtain DA approval from Council. It is a fast tracked approval process. The Complying Development Certificate approval will allow you to start construction works, include the critical inspections of each stage of the construction & we will issue an Occupation Certificate once construction works have been completed.

 

Issue Occupation Certificates

An Occupation Certificate is required for any new building work, or change of use of a building, that has a Construction Certificate or a Complying Development Certificate. Occupation Certificates are not required for buildings which are classed as exempt development.

There are two types of Occupation Certificates:

  1. Final Occupation Certificate 
    A Final Occupation Certificate allows commencement of either the occupation or use of a new building (including alterations or extensions), or the new use of an existing building resulting from a change of its use
  1. Interim Occupation Certificate An interim occupation certificate allows the commencement of either the occupation or use of a partially completed building, or of a new use of part of an existing building resulting from a change of use for the building.

 

Issue Swimming Pool Compliance Certificates $350

A Pool Compliance Certificate or Certificate of Non-Compliance involves… Our Accredited Certifier inspecting your pool barrier & issuing a pool compliance certificate that is valid for 3 years if the pool barrier is compliant. If the pool barrier is not compliant, we will issue a certificate of non-compliance & identify what needs to be fixed. Once you have fixed the pool barrier, we will re-inspect (for a fee of $250) and issue the Pool Compliance Certificate.

Under the new requirements, for properties with a swimming pool or spa pool on and after 29 April 2016, you must ensure the contract for sale includes:

  • A valid swimming pool Certificate of Compliance or a Certificate of Non-Compliance,
  • A relevant Occupation Certificate issued within the last 3 years,
    or
  • A valid Certificate of Non-Compliance.

From 29 April 2016 onwards, when a residential tenancy agreement is entered into for a property with a swimming pool or spa pool, the landlord or real estate agent must provide the tenant with a copy of the valid certificate of compliance or occupation certificate.

 

Building Certificate Advice, Building Report & Liaison with Contractors
